TRAVEL INSURANCE
We strongly recommend purchasing travel insurance to help protect your trip from unexpected events that may impact your travel plans.
Travel insurance may be offered during the booking process; however, the purchase of coverage is completely optional. Please note that Club 34 Windsor Hills is not affiliated with or endorses any specific travel insurance provider.
For the greatest flexibility, guests may wish to consider “Cancel For Any Reason” (CFAR) coverage. CFAR policies typically include the protections offered under standard travel insurance plans while also providing partial reimbursement for cancellations that may not otherwise qualify as covered events.
Please note:
• CFAR coverage is generally only available for purchase within 14 days of your initial trip deposit
• Cancellation under CFAR coverage must typically occur at least 48 hours prior to check-in

HOUSE RULES
To ensure a comfortable experience for all guests, we kindly ask that the following rules be observed during your stay:
• Maximum occupancy: 8 guests total, including children and infants• Smoking, vaping, marijuana use, and tobacco products are strictly prohibited inside the home and screened lanai area
• No parties, events, or large gatherings permitted
• No pets allowed
• Quiet hours are from 10:00 PM to 8:00 AM EST per Windsor Hills Resort regulations
• Primary booking guest must be at least 25 years old
• All trash must be bagged and placed inside the outdoor trash bench during your stay
SECURITY CAMERAS
For the safety and security of guests and the property, the home is equipped with:
• A Ring doorbell camera at the front entrance
• An exterior camera facing the pool equipment area outside the screened lanai
There are NO cameras or recording devices located inside the home.
Please note that Windsor Hills Resort also utilizes security cameras throughout the resort community.
RESORT FACILITIES
Use of Windsor Hills Resort amenities is subject to resort rules and regulations.
To access the resort pool area, guests must obtain a wristband and pool gate access code from the Welcome Center located inside the clubhouse. Wristbands are issued only to registered guests.
PARKING
Windsor Hills permits a maximum of 3 vehicles per reservation.
• One vehicle may park in the private driveway directly in front of the home
• Up to two additional vehicles may use nearby overflow parking areas
• Street parking is not permitted
• Vehicles may not block sidewalks or neighboring driveways
Oversized vehicles, RVs, and trailers must receive prior resort approval and registration, which is subject to availability. Overnight camping in RVs is not permitted.
Please contact the owner in advance if you plan to bring an oversized vehicle.
CANCELLATION POLICY
Cancellation requests must be submitted in writing.
If a guest is unable to travel, we will always try to work with them whenever possible regarding rescheduling options.
Refunds are issued as follows:
• More than 30 days prior to check-in: 100% refund minus credit card processing fees
• 30 days or less prior to check-in: Reservation becomes non-refundable
Reservations may also be canceled if final payment is not received by the due date outlined in the rental agreement.
